Membership

A place to join.
A decision to understand.

Membership brings a private place within a much larger shared Highland Estate. It combines individual choice, common stewardship, defined Company rights, and a long-term commitment to the place and the people around it.

01

Consider with clarity

Is this
your kind of place?

Good membership begins with honest self-selection. Shared values matter, but so do patience, practical expectations, and comfort with a project that is still being built.

It may suit you if you

  • Want a private Highland place alongside shared land, facilities, and stewardship.
  • Value design choice, natural surroundings, resilience, and a community with a long horizon.
  • Can accept uncertainty while the Estate search, professional review, planning, and delivery progress.
  • Want meaningful voting rights without having to manage everyday operations.
  • Are prepared to understand the documents and obtain independent advice before deciding.

It may not suit you if you

  • Need immediate occupation or certainty about a particular plot, view, or completion date.
  • Are seeking an unrestricted investment, open-market resale, or guaranteed financial return.
  • Want private ownership without shared rules, common costs, or collective decisions.
  • Expect the Project to remove normal planning, construction, tax, legal, or property risks.
  • Would prefer a conventional finished home that requires no engagement with its wider place.

Routes to a home

One Estate.
Several ways to belong.

The route you choose affects cost, timing, professional involvement, and the decisions you will need to make. All three begin with the same shared Estate and Member framework.

01Land first

A place for later.

Choose a defined parcel after the Estate is acquired, enjoy the shared land and cabins, and decide whether or when to build. Membership does not require immediate construction.

Depends on Estate purchase, professional survey, and parcel allocation.
02Turnkey

A home made simpler.

Choose from an approved model-home route and commission a professional team to manage design development, permissions, and construction without personally running a self-build.

Depends on the chosen site, design standards, planning permission, and confirmed supplier terms.Explore a managed route home
03Bespoke

A home of your own.

Appoint your own architect and professional team, design for your priorities, and build within the agreed Estate framework and local planning requirements.

Depends on parcel conditions, planning permission, infrastructure, and Estate design standards.Understand the planning sequence
03

Cost clarity

Know what is fixed.
Know what is not.

The working proposition separates the shared cost of creating the Estate from the personal cost of making a home. Final figures and obligations will depend on the selected land, professional advice, and approved documents.

Membership

£100,000 working figure

The current proposition for one party, meaning an individual, couple, or family. It is intended to provide priority parcel-selection rights and ongoing participation under the final governing documents. This is not a request for payment.

The shared Estate

Within the Membership fund

The combined fund is intended to support the search, professional work, Estate purchase, shared access and infrastructure, renewable systems, cabins, service buildings, and communal assets.

Your home

Separate and individually chosen

Design, surveys, planning, construction, plot-specific services, professional advice, tax, insurance, and finance will depend on the route and home selected. Verified ranges can only follow a specific Estate and supplier proposals.

Annual costs

Not yet fixed

An annual fee is intended to meet actual common maintenance costs and Member-approved shared improvements. The basis, budget, and enforcement provisions will be set out before commitment.

Before land purchase

Proposed 90% withdrawal

The current proposal allows a Member to request 90% of their commitment back until the Directors make a formal Offer to Purchase an Estate. Final treatment will be governed by the Membership Agreement.

04

Rights and responsibilities

Private use.
Shared safeguards.

This is the intended division of ownership, participation, and responsibility. The final legal position will be set by the Company's governing documents, lease, planning approvals, and professional advice.

01

The Company

Project Argyll, a company limited by guarantee, is intended to hold and manage the Estate, shared land, facilities, and infrastructure for the long term.

02

Your private place

The working structure provides a long-term, renewable lease over a defined parcel for your exclusive use. You own the lease and the home or improvements you build on it.

03

Member decisions

Members receive information and voting rights on defined Reserved Matters, including major changes affecting the Estate, the Company, and Member rights.

04

Professional delivery

Directors manage negotiations, advisers, budgets, contractors, and everyday operations within the approved framework. Membership is not day-to-day management.

05

Transfer and continuity

Transfers and future sale prices are intended to follow an agreed formula and eligibility process, protecting affordability and the non-speculative purpose of the Project.

06

Independent review

Prospective Members will receive the governing documents in advance and should obtain their own legal, financial, tax, and immigration advice before making any commitment.

05

The Member journey

Progress depends
on what comes before.

No stage can responsibly be promised before its dependencies are resolved. The sequence below separates what a prospective Member can do now from decisions that require documents, funding, land, surveys, planning, and infrastructure.

Read the Prospectus, follow the search, test the fit, and ask questions without obligation.
